Incentives & Taxes

Tippah County and the State of Mississippi offer a comprehensive and aggressive portfolio of financial incentives designed to reduce tax burdens, lower operating costs, and maximize your return on investment. This pro-business financial structure is a cornerstone of our economic development strategy, providing tangible, long-term benefits to new and expanding companies. We are committed to partnering with you to build a customized incentive package that directly supports your project’s success.

Powerful Local Incentives

Our most impactful financial tools are delivered at the local level, providing significant, long-term cost savings that go straight to your bottom line.

Ad Valorem Tax Exemption

New and expanding industries can qualify for a 10-year exemption from real and personal property taxes. Granted by the Tippah County Board of Supervisors, this powerful incentive applies to assets including land, buildings, equipment, and inventory. This exemption significantly reduces your fixed operating costs for a decade, providing a critical advantage for long-term profitability.

Free Port Warehouse Exemption

Specifically designed to benefit distribution and logistics operations, this incentive provides a perpetual property tax exemption on finished goods that are stored in the county but destined for shipment out of state. This makes Tippah County an exceptionally cost-effective location for regional distribution centers and major national / global logistics operation

Performance-Based State Incentives

The State of Mississippi provides a suite of powerful, performance-based incentives that directly reward companies for creating jobs and investing capital within the state.

Advantage Jobs Incentive Program:

This flagship program offers a significant cash rebate for up to 10 years, calculated as a percentage of the Mississippi payroll of qualifying new jobs. To qualify, companies must meet specific job creation and wage thresholds, providing a direct, ongoing return on your commitment to hiring Mississippians.

Manufacturing Investment Tax Credit:

To encourage capital investment, the state offers a 5% income tax credit for manufacturers that have operated in Mississippi for at least two years and invest a minimum of $1,000,000 in buildings and/or equipment. This credit directly offsets the cost of major capital expenditures.

Jobs Tax Credit:

This program provides a state income tax credit calculated as a percentage of payroll for a period of five years. The credit rewards companies for creating and sustaining new employment opportunities.

Skills Training Income Tax Credit:

Recognizing the importance of a skilled workforce, Mississippi offers a direct income tax credit to employers who provide qualified skills training to their employees. This incentive effectively subsidizes your investment in upskilling your workforce.

Rural Economic Development (RED) Credits:

Companies that finance projects through industrial revenue bonds can receive corporate income tax credits. These credits are based on the amount of qualified debt service and can be used to offset up to 80% of a company’s state tax liability for the life of the bonds.

Lowering Your Upfront Costs

Reduce your initial project investment with targeted tax exemptions on essential purchases.

Sales & Use Tax Exemptions

To lower upfront project costs, exemptions are available on the purchase of construction materials, machinery, and equipment for new or expanding facilities. Further exemptions are available for eligible purchases made with proceeds from industrial revenue bonds, reducing the initial capital outlay required for a project

A Partnership in Funding Your Growth

Beyond tax incentives, the TCDF partners with state and regional authorities to provide access to a variety of loan and grant programs designed to support specific project needs. This demonstrates a full-service commitment to helping companies navigate all available funding channels to ensure project success.
